    During the housing boom, it was tough to get a contractor to take your call, much less accept the job and charge a fair price. Nothing like a massive housing bust to turn that momentum around. Now that a few trillion dollars in real estate equity have been obliterated, there’s a new sheriff in town: you.

    Contractors are panting for work and prices have dropped for their materials and labor. For anyone who can afford it, this is a great time to take on small and medium-size projects to make your home more livable. After all, you probably don’t want to sell anytime soon, so you might as well take steps to boost your enjoyment while you’re there and make it more attractive to buyers when you’re ready to sell.

    It worked for Christian and Mary Ann Lavoie of Shoreham, N.Y. When appliances in their deteriorating kitchen started breaking down last winter, they were delighted to find contractors and suppliers willing to bargain to keep costs down. “We didn’t want to go overboard,” says Christian. “The contractors were very open to talking price, and there was no pushback on the budget.” The Lavoies had their cabinetmaker search his sources for European-made pullout drawers and pantry units, and got the upgrades nearly at cost. They also tweaked the kitchen layout to accommodate less expensive versions of Jenn-Air appliances, such as a $2,800 double oven instead of a $5,000 version.

    My almost 5 month old is sleeping sooooo good these days. He is BF and he gets 1 rice/fruit feeding at dinner time. He is sleeping in a VERY steady bassinet still. And I told my husband I was ready for the crib to be put together. Our son is still sleeping in our room. I told my husband once our son was sleeping good (consistently) I was willing to move rooms. Kind of confusing.....My husband and I are moving to the room on the other side of the house, our 10 year old is moving into our old room (it is bigger) and baby is moving into sisters old room. I am not completely comfortable with being on the other side of the house (which our house is small, but still). My husbands and I will be in a room that used to be a garage but is TOTALLY renovated into a bedroom and you can't hear what is going on in the house. We have really good monitors. I also hear other mom's say "My LO was sleeping through the night for months and now wakes 1 to 2 times a night". I like the convenience of having my LO in the room. But my husband and I need the space and privacy. And baby is doing really well (bed at 8:30- wakes for a feeding around 6am). So, am I blowing this out of proportion? Would you move everyone to their new rooms? Or set the crib up in the shared room now and move later (which is harder on hubby....build crib-take crib down- build crib again)? I am just curious about your thoughts. Just to add...I know our house is safe, but I am just nervous.    read more...
