I heard there is a Florida law that requires all home builders to porvide shutters for new homes....?

Where I can find if my home is cover under that zone/law? When I boought my house my builder told me I wasn't cover it under that law because my house was not on that zone.....


this may be true,, if your property lies within a velocity zone where wind from storms could impact the glass and structure .there very well could be certain regulations in the county you live

check FEMA.com that should give you a little more info on velocity and flood zones

Home builder in Florida closed down operations and took our money. How can we get the bank to write off loan?

The amount was $55,000 plus...he never constructed a thing and had the money since June of 2005. We went through the DBPR...Florida's constrution recovery fund but you may only see a % of the loss returned if any which may take years to recoup.

We continue to pay on a first draw construction loan. What can we do to get the bank to write this loan off. What else can we do to Rid of this loan?

Are there any loop holes or contacts that could help us?

People in same situation have taken builders to court..they win a judgement..but can't collect and still have to pay for legal help and court fees so this does not seem to be the way to go.

Paying for nothing just is killing me...The Builder has stolen the money...closed up shop and I owe the Bank the Money he stole! What kind of legal system is this???

Any help Would be greatly Appreciated!

It isn't the lenders fault that you hired a crook so that is a moot point, although I understand your frustration.

About all you can do is try to find the builder and file a lien against everything they own, especially their own personal home or vehicles. If you can't find them, all you can do is hire a lawyer and get some advice. Go to one who gives free consultations and get advice that way first to see if you have a case.

Location...location...location is your best bet. Builders are everywhere here and there are lots of good ones. The difference in them is usually the style of the home, what they're offering (some include new appliances), some build in the better areas because they have the high ceilings and expansive homes.

People usually ask about a builder because they want their own home built, but that's prohibitive in these times since the economy is so poor and there's a glut of homes to be sold that are out there already.

Florida Home Purchase - Mandatory to Have Husband and Wife on Deed?

Hello. My wife and I are going to purchase a house in Flordia. My credit is rock solid - her's is improving. I want to buy the house under my name only and hold the mortgage in my name only (deed and mortgage). The reasons are two fold: (1) We want to improve her credit and (2) when we buy investment property in Florida we would like to put one home entirely in her name. I want to make sure that when we buy an investment home in her name that the total balance of our primary residence will not show up on her credit report. She wants to qualify for an investment home purchase with her income and credit.

The new home builder we are buying from is saying florida law dictates that a husband and wife must be on the contract, the mortgage application and the note. Is this true? Seems strange to me - this is NOT the case for California, Arizona and Georgia (we have investment property in each state).

How can I find out if a private home building company is financially sound?

I want to buy a new townhome in a new construction community in Boynton Beach, Florida. The homes are immaculate and the builder is offering HUGE incentives to buy, almost $75k off the original price. The thing is, the community is half built, and construction is very slow right now. I'm worried about the company, Centerline Homes, going bankrupt. How can I find out if they're doing well or not??

If she had to write a check each month for a roof over her family's head, the 28-year-old veterinary technician, who got married two years ago, wanted it to be toward a mortgage and not a landlord.

Jones wants a house now, while prices are down and interest rates are as low as they've been for decades. And she is in a race where crossing the finish line before Nov. 30 could net her $8,000.

That's when the federal homebuyer tax credit expires unless Congress steps in and revives the refund to first-time homebuyers for another year.

"It would be great getting that extra money. And now is the best time to buy ... with home prices the way they are and interest rates. I was hoping we would find a house before the tax credit expires," Jones said. "We've got to find something or we won't get the money."

Jones and her husband are typical of first-time homebuyers who need a little extra convincing that now is the time to invest in a home, said Bert Meadows, president of the Marion County Association of Realtors.

More than likely if you are considering buying a home you are looking at existing homes or used homes as we like to refer to them. At any given time there are thousands of existing homes in any market.  So why not take the easy route and choose one that is already built? There are many reasons to consider a new home over an existing home.

1. An existing home is used. You have no idea whether the maintenance has been done on the home. You need to consider that products such as roofing, paint, ac units, water heaters, etc that need to be replaced at some point no longer have their full life span and will be additional costs sooner rather than later.  Why clean up someone else’s mess or repair someone else’s problems. With a new home everything is clean, new and in good working order. A new home has better value.

2. Technology is better today. The processes and materials used today are better than the past. Products are more efficient and last longer today.  This translates into more economical and better value for the consumer.
