What is an ideal mortgage payment for a starter home in Sugar Land, TX?

Presuming the couple has no kids, earn a combined 80,000, and only has bills like school loans, car insurance, and daily living expenses of about $600/monthly.

You don't have to factor in this information. You can state what you want based on what you believe is an ideal mortgage payment. Just need a clue. We would like a brand new home ideally between $170-250k.

Your mortgage payment is based on a number of factors. Will you escrow? What is the interest rate? What is the property tax rate? With taxes, insurance and mortgage, I'd estimate your mortgage would be about 10 percent of the cost of your home. This is just an estimate. So if you get a home that cost $170,000, your mortgage payment with everything escrowed would be $1,700. But don't forget about the yearly HOA fees, Maintenance, etc. Don't be house poor, try and get a brand new home that has been in inventory. Inventory homes are the best deals, when you want brand new. In this Market, you have the upper hand to negotiate. Good Luck!

Better Community to Live, Cinco Ranch or Telfair in Sugar Land?

Better place for a Asian/White mixed couple..I'm Filipina/Hawaiian and my Husband is white, blonde hair/green eyes. We are both in our mid-thirty's with a three year old son. We will be relocating from Southern California after the holidays. Our Budget is 320-350k max price for a new home. We looked at both areas last weekend and are having a very tough time deciding on what's the best choice for us. Sugar land has so much to offer but the homes in Cinco Ranch are so nice for the price and all the great amenities..My husband is a analyst and will be working in the galleria area, I am a RN who will be working off hours at the medical center. So I guess we would love to hear from families who currently live in both areas and get their feeling on how they like living there. We know that both areas have excellent schools and are very safe, what about daycare facilities? Overall quality of life, outdoor activities, retail and restaurants in the area..drive times etc. Are there any other Filipinos living in Cinco?? Love to get every-ones feedback. Im more partial to Sugar Land since I worked for the developer in New Territory next to Telfair, I also lived there. Its a very good community with great schools and a number of Fillopinos. In fact Telfair is closer to the galleria and Medical Center and the resturants are great and the activities and daycares are great, My kids still live in Sugar Land and my daughter uses a great daycare center for her son, The only feedback about cinco area is I worked ther also but did not like the homes and the area as well as in Sugar Land but not to say it is bad but thats just my opinion

Sugar Land or Katy?

I am getting ready to move my family to Houston in June to start a new job. Given the job location, we have narrowed our choices down to Sugar Land and Katy. We liked the Woodlands also, but the commute would be too far. We have researched it like crazy and these two towns are the best choices for us given the schools, homes, etc.

I would like to get opinions of local people on which one they would choose and why. I drove around both areas when I interviewed and liked them both equally. I would love to hear your opinion. Thanks!


Sugar Land.

Katy will have the problem of the Katy Freeway expansion until 2009. Some parts are done, some are not. As a result, the freeway is a parking lot from 610 to Highway 6.

Where is the job location. I've worked all over the west side, and could tell you your best bet. I live in the Memorial area and deal with Katy Freeway on a daily basis. In addition, now the Katy Freeway expansion is changing the Sam Houston Tollway ramps, which will further snarl traffic.

Your best advice to New Yorker moving to Houston?

I, my wife, and our 3-year old daughter are probably moving to take a job in Houston (just west/southwest of the city center). We've studied homes on HAR.com, read up on Sugar Land, The Woodlands, Katy, West U, and some other neighborhoods like that. We've researched the schools (many great ones it seems).

We're stuck.

We are scared to death of living in a place like Sugar Land -- beautiful with great schools, but way too quiet. On the other hand we want space, a good yard and pool, and a REAL neighborhood with some character and opportunities to get to know people. The Woodlands seem awesome, but the commute (especially to the SW of the city center) looks like a killer.

I'd love your thoughts, advice, etc.

ALSO, what's the straight scoop on the weather? Here in NY (and previously in Chicago) we suffered through tough winters to enjoy heavenly summers. I don't see many parks throughout the city/region -- does everyone stay indoors to avoid humidity?

I'm from the northeastern US also, so I know what you're going through. The first thing I want to say is don't be surprised at the difference between Texas and New York. You might experience a bit of culture shock. At first, I resented the entire Houston area because they were "behind" in environmental issues (recycling is archaic compared to up north and there are a lot of unnecessary large trucks on the road). But, once I decided to accept it the way it was, yet still do my part, I was able to make peace with it. The people in Texas are great--much more hospitable than the people up north. Texans are willing to do anything for you, so you'll feel welcomed right away --well, once you change your NY plates to Texas plates anyway. :)

The weather in Houston is great once you get used to it. I used to live for the snow up north, and now I can't stand it because I'm used to the heat. I won't lie--your first summer might be rough. It gets downright hot. But, it's not terribly unbearable. You just have to get used to spending most of the midday hours indoors during the summer. Summer evenings are nice though. And winters are just beautiful. There are plenty of parks in the area, so when the weather is nice, there's plenty to do...from going to the beach, to bike riding. And once you experience the heat, you'll get accustomed to it. Like I said, I can't stand the cold now, and wait for days to get over 80 degrees.

As far as adjusting to a place that's too quiet, you'll just have to find new ways to entertain yourselves. No, you won't have nonstop nightlife in Sugar Land, nor will you have the opportunity to go to a broadway show every night. But, downtown Houston has plenty to offer when you want the big city feel. I think you'll like Houston. But, like I said, don't be too shocked at how different it is when you first get here. Just stick it out, and you'll end up loving it like all us other yankees who've stayed down here!

Is it a safe to live in the...Richmond -Rosenberg area?

I noticed some new homes being built in the Richmond - Rosenberg area between 59 and the Greatwood area of sugar Land, I was wondering is that a safe place to live ( with Children)


We just purchased a home in Richmond. I'd recommend it. The School district is Lamar CISD.

Sugar Mill group to learn about orchids

The Dunlawton Sugar Mill Gardens general membership meeting is scheduled for 2 p.m. Sunday at the gardens, 950 Old Sugar Mill Road, Port Orange.

Bobbie Bledsoe, a member of the Volusia County Orchid Society, will speak about growing and identifying orchids. There will be a question and answer period followed by a tour of the gardens.

Reply Has to be out of frustration. It makes no sense to keep harping on us, when they claim to have no interest in us or anything we say or do. It has to be that considering we haven’t even given a thought to them in ages. Been so peaceful with them ranting to one another and leaving us here at IUC alone, sort of like they are talking into a mirror over there. They must be very lonely in their crowd to be so obsessed with IUC and us considering they ridicule IAN and IUC and us at every opportunity. Maybe one day they will come to realize how silly and childish they seem to carry on this way, but hey! some people go through their entire lives trying to find an identity that feels comfortable for them, so who knows.
