Better to by used mobile home and land with existing utilities or buy new with land but need to get utilities?

An older mobile home already has site work, utility and sewer hook-ups, but may need major updating. A new trailer does not need fixing, but the land needs to be purchased, site work needs to be done and utilities need to be hooked up. Really not interested in leasing the land or the mobile home. Looking to do this the most economical and cheapest way possible, money is very tight, and the mobile homes seem very affordable.


You are better off buying the location with the existing trailer on it , all other things being equal, the cost of providing those services to another site could equal the cost of a good condition newer trailer. You could either replace the trailer at a later time for not a huge amount (Double check the zoning and planning board rules on this) or you could use it as a building site for a moduler or stick built home as well.

How do I get a new tile to a single wide mobile home in nc that was lost?

My husband bought a single wide mobile home in nc and has lost the title how do we get a new title?


You do not go to the DMV go to your county clerk and recorder office, the same place you go to get your lic. plates for cars (which is not the DMV) they will be able to get you a new title, they ask for proof of identity when you go in.

Is it better to live in a 20 yr old beautiful tract home (1100 squ ft) or a brand new mobile home?

We are looking for more space and something brand new. We can only afford a new mobile home in a fairly nice park. Is it worth leaving the comfort of owning a home?
Our current house was built in the 80's, has 2 1/2 bedrooms, and is well kept. We are residing in the Temecula area. What we are considering is a brand new mobile with 3 bedrooms, and is in the Escondido area. We need more space, but feel uneasy about leaving our home. We would still own the land in the mobile park just like we own this land. What do you think?


A house appreciates over time. In several years you will have gained equity, your house will be worth more money than today. A mobile home depreciates like an automobile. In a few years it won't be worth as much money. Hope that helps you make your decision.

MH sat on rented lot. new owner entered and then destroyed mobile home without any notice. Can they do that?

    Well, the Lumina has a new car buddy… little Sapphire is home. So far, they are getting along pretty well. Side by side out in the cold, rainy October night. Almost makes me feel bad that they are out there getting cold and rained on and will be covered with snow and all that. Poor things. But at least they can hang out together now. We went today and picked up the Sable wagon. Jessy’s first car. What a big day. She woke me up, which is quite unusual. Usually she and Maggie, like all good teenagers, can sleep in till the cows come home. Champion sleeper-iners…. but she woke me up and was all dressed and ready to go even though her Dad was due for another 3 hours. Maggie found a little truck she liked…. and of course, she had to tell me that it was only 7 months till she could get her driver’s permit. 7 months. What? 7 months? Oh my gosh. I just got my late late bloomer driver into a car… and now my OH-MY-GOSH-I-CAN’T-WAIT-To-DRIVE...
