TX law requires that the assessed value = the fair market value. The purchase price will be the assessed value. Contact the local appraisal district to see what the tax rates are.

TX property taxes are extremely high, mostly because TX has no income tax and the oil revenues that used to carry the state have tanked over the last 20 years. Mine in the San Antonio area were close to 4.5% of the assessed value, and were the primary reason that I left TX. Couldn't afford to live there any more.

usually one year, but if you have a problem say roof or windows leaking, or basement flooding, or mold growing in your home. you have 5 years by law.
The one year is for squeaky door adjustments, touch up on the paint, maybe you notice a crack in the drywall. that kind of stuff. If you have a serious problem 5 years.

Important factors are schools, safety and being well established. Price range is 250-320,000. I also have two small children.

plano is nice and from what i hear the schools are good too. - frisco is nice, but crowded. allen is cool, and mckinney. two of the faster growing cities around here are wylie and sacshe, but it's kinda far from "life".. LOL... - oh i know, murphy, tx.. bordering on plano and wylie. nice homes, small town, growing...
